oWOW is a rapidly growing real estate development company with a unique apartment product and is one of the most active developers in the Bay Area.Director of Property Management is part of the company leadership which also includes the Director of Development, the Director of Design (Architecture), and the Director of Accounting.The Director of Property Management is in charge of all property management aspects of the entire company and leads the property management division.This position reports directly to the company's COO._RESPONSIBILITIES _/ Property Management Division / Oversee the entire Property Management team. Recruit and retain employees and ensure training benchmarks are met. Have Key productivity indicators for each building and individual on team. Ensure the team has the software, procedures, staff and training to achieve their goals. Ensure the team has goals, budgets, schedule and get their buy-in. Ensure each person in the team has well defined responsibilities and training. plans to achieve to learn all the skills they need./ Marketing & Leasing / Pricing, marketing and leasing our residential and commercial units. Based on business plan, historical data, market comps, and leasing velocity decide on optimal unit pricing, and lease duration. Create a leasing plan, and manage the other division. Supervise all aspects of the lease-up and leasing efforts. Create marketing plans and make adjustments as necessary. Choose CRM to use and make sure all leasing is done via a CRM and that follow up procedures pre tour, during tour, and post tour are followed./ Property Management / Create standards for resident relations and set social media objectives, include yelp, google places and train and guide the team how to achieve them. Make sure we have a good feedback loop where we call different residents on a weekly basis, collect their feedback and decide on action items. Make sure we collect and keep track of over resident satisfaction scores over time by property updated monthly. Ensure the team addresses and resolves residents' questions, concerns, and complaints in a timely manner./ Residents Management / Create standards and make sure the team enforce the properties rules, especially when a resident is affecting other residents living conditions or damage the properties. Ensure Successful collection of Account Receivables from our residents./ Financial Performance & Reporting / Create and update properties budget, including CapX to optimize yearly and long term NOI goals. Training the team how to review and report leasing & occupancy activity to meet budget/ proforma expectations. Create and approve resident retention and renewal programs. Prepare owner reporting packages including Budgets/Business Plans, Marketing Strategies, and Monthly Reports. Monitor/ analyze monthly financial performance, rent variations, and maintain market intelligence. Train the team on how to review and inspect all Capital Replacement Plans. Train the team how to perform comps analysis, leasing reports and price units to optimize profitability while accepting only quality residents in the buildings./ Compliance & Legal / Establish the requirements, train and assure the team adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, OSHA, and Plaintiff Liability./ Facilities / Create clear standards on how we maintain our properties, including: cleanliness, and security. Ensure the team understands the standards, and their rules and responsibilities, and provide them with the necessary training. Ensure secure buildings where residents feel safe. Constantly check in with residents on security and ways to improve security. Train the team how to look for cost savings, while keeping residents happy, and property in a good condition._REQUIREMENTS_ 7+ years of experience in residential property management required. Experience in management of multiple sites required. Experience in creating and managing properties' operational budget required. Experience with lease up of a new construction required.
