The Director of Construction & Engineering is responsible for providing project management services as well as working directly with Property Management in implementing and maintaining building energy management systems, preventative maintenance, quality standards, operating objectives, and goals of building owners and Transwestern. The Director of Construction & Engineering is responsible for a portfolio of properties throughout Northern California. This must be done in a manner that not only protects, but also maximizes the value of the property. The Director of Construction & Engineering is one of the most visible positions in the region. This position's contact with tenants, prospective tenants, owners, and vendors is to be guided by the highest professional standards including positive, supportive and friendly behavior. The Director of Construction & Engineering must also exhibit legendary customer service when communicating with tenants, prospective tenants, vendors and owners. ESSENTIAL JOB FUNCTIONS: Manage Statewide regulatory adherence to law/code, Statewide due diligence for clients looking to acquire assets and directing of LEED/Energy Star building due diligence. Assist Property Managers and Engineers in the region with the day-to-day financial transactions. Oversee and manage construction projects in Northern California for TW and third-party clients. Manage construction projects for Tenant Improvements and base building replacements/upgrades, particularly Mechanical, Engineering & Plumbing projects. Provide solutions to property management regarding various architectural, engineering and/or environmental issues including those that arise during environmental & property audits, through accidents, tenant misuse or natural disasters affecting the property. Maintain continued awareness of changes in environmental laws and research to establish an up-to-date and proactive approach to handling & resolving environmental issues specific to Federal, State & Local laws. Consult with legal counsel and state agencies on environmental and engineering issues that may be imposed on properties due to past or present use as well as changes in building codes. Assist Property Management with capital and operating budgets. Professionally represent Transwestern while adhering to the terms and conditions of the management agreement Assist Property Management in their efforts to supervise contracts necessary to maintain and enhance the value, operating efficiency, and the physical appearance of the property. Assist Property Management in their efforts to reduce operating expenses while maintaining or enhancing the quality of the services provided. Screen, hire, supervise and coordinate training activities for on-site engineering staff. Assure all equipment is operated and maintained within the manufacturer's specifications and the operating guidelines of the property. Monitor and control the effectiveness and efficiency of energy usage without compromising tenant comfort. Understanding OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards. Read and comprehend blueprints and schematic diagrams of wiring, HVAC, plumbing, pneumatics, and building construction. Assist the regional engineers to maintain compliance with all Transwestern personnel policies and procedures. Assist regional engineers in performance of Transwestern Annual Engineering Inspections. Maintain affiliations with key industry groups working in the best interest of property owners and managers. Convey thoughts and recommendations orally and/or in writing to supervisors, contractors, tenants, and others in order to solve building-related problems. Additional assignments as assigned. POSITION REQUIREMENTS Bachelor's degree or equivalent in Engineering, Construction Management or related field. Minimum of 10 years of building operations & project management experience is essential. Must have experience/skills in Construction Project Management (architecture, general contracting, construction estimation, scheduling, engineering, design/permitting process, bid development, contract and/or sub-contract management.) Ability to manage building infrastructure maintenance projects within a facility. CFC Universal Certified. OSHA 10 hours+ preferred. Computer proficient, including knowledge in the following programs: Microsoft 365 (Word, Excel, Outlook, PowerPoint, Project) Highly organized. Strong analytical skills. Must possess leadership qualities and work well in a team environment. Strong interpersonal skills with an ability to interact with executive level external and internal clients. Excellent written and verbal communications skills. Ability to multi-task and work both in a team and independently. Ability to successfully communicate with architects, contractors, client's representatives, and team members. Must be available to provide emergency support to Property Managers and Building Engineers. Ability to travel. WORK SHIFT LOCATION Oakland, CA We Are Transwestern!
