Join Habitat's mission as a Site Superintendent! Our Oakland office is looking for an individual to become a part of our Construction team. The Site Superintendent (SS) is responsible for hands-on residential construction at HEBSV construction sites. The SS is also responsible for AmeriCorps and volunteer management, project planning, site organization and property management. The role of the SS is to ensure that volunteers, homeowners, and staff work in a safe, efficient and productive environment.Essential Functions of Position: Hands-on Residential Construction Management Plan building activities and lead on-site workdays with skilled and unskilled volunteers and future homeowners on new construction, renovation, and home repair building sites Develop a program that teaches volunteers the use of basic tools and construction procedures. Supervise, orient and train volunteers in basic construction skills and techniques. Manage every phase of construction at the assigned site.Subcontractor Management Manage and oversee the work of subcontractors at the construction site.Project Scheduling Provide input and support to the Construction Manager and VP of Construction on project scheduling.Build-A-Thon (i.e. Rapid Builds) Assist in planning and management of HEBSV building blitzes.Property Management Respond to occasional maintenance problems at other HEBSV properties.Budget Process Assist the Construction Manager and VP of Construction in creating the budgets for construction projects.Knowledge, Skills, and Abilities: Four years of paid, journey-level carpentry experience, preferably in wood-frame or residential construction. Hands-on knowledge and experience with light construction from foundation to finish plumbing, electrical, and mechanical knowledge is helpful. One or more years as a construction lead person, superintendent or assistant superintendent. Ability to read and interpret blueprints. Familiarity with the Uniform Building Code. Ability to devise and teach - with patience - simple construction methods. Desire to develop future Habitat leaders. Ability to manage large groups of unskilled people. Have a temperament that is suitable for the environment of a volunteer-run, non-profit organization and the ability to create a work environment that is cheerful, productive and inclusive. Commitment to the HEBSV mission to build low-cost housing.Responsibility and Decision-Making Authority: Supervise and manage site carpenter, assistant site superintendent, AmeriCorps site staff, and skilled and unskilled volunteers.
